The Job

A 12,000 square foot warehouse in Gainesville, TX had reached the end of the line with its old low-slope roof. The membrane was tired, the drainage had stopped doing its job, and water was sitting on the roof long after every rain. The owner needed a permanent fix, not another patch, and they needed it done without shutting the business down. This was a textbook case for TPO commercial roofing: a clean, fully-adhered single-ply system built to handle a flat deck and shed water for decades. We scoped the full assembly, from deck up, before we touched a thing.

What We Were Up Against

The real problem was the slope, or the lack of it. A flat warehouse deck does not drain on its own, and on this roof the drains had failed years earlier. Water was ponding in the low spots, sitting against the membrane, and slowly working its way toward the seams. Ponding water is the number one killer of a low-slope roof. It adds weight, accelerates membrane breakdown, and turns a small leak into a structural concern. On top of that, the warehouse was running a full operation. Any plan that took the building offline for a week was off the table. We had to fix the drainage and the membrane in a tight window.

The Game Plan

We built positive slope back into the roof with tapered insulation, designed so water runs toward the drains instead of pooling. New drains went in to replace the failed units, sized correctly for the roof area and the local rainfall. Over the corrected substrate we installed a fully-adhered TPO membrane, bonded across the whole field for a clean, seamless surface with no mechanical fasteners breaking the plane. The whole job was sequenced around the building's schedule and ploughed through over a single weekend. Tear-off, insulation, drains, and membrane all moved as one coordinated push so the deck was never left exposed overnight.

The Finish

The warehouse was watertight and the business was operating again Monday morning with no downtime. Ponding gone, drainage corrected, and a new fully-adhered TPO roof rated for years of Texas weather.
