A homeowner in Sherman, TX called us out to replace an aging, worn-out roof on a 2,400 square foot single-family home. The old roof was past its service life, with curling and granule loss that told us it had seen its last summer. We scoped the job for a full tear-off and a new architectural (dimensional) shingle system using composition shingle roofing from GAF. As part of our residential roofing work across the Texoma region, this was a straightforward replacement on paper. What we found once we got the old material off told a different story.
At tear-off the crew uncovered two existing shingle layers, not one. That meant double the material to strip and haul, and double the dump weight before we could even see the deck. Once it was clear, we found two areas of soft, water-rotted decking where moisture had worked its way past the old roof over the years. Roofing over that kind of damage is how you end up with a roof that fails early and sags. The extra tear-off tonnage and the rotted wood added real work to the day, and both had to be handled before a single new shingle went down.
First, we cut out and replaced the rotted decking with new plywood, screwed down solid so the new roof had a sound surface to sit on. Then we laid proper synthetic underlayment across the whole deck, which sheds water far better than the old felt and gives a second line of defense behind the shingles. From there the crew set the new GAF architectural shingles, working the courses tight with correct nailing and full attention to the valleys, flashing, and penetrations. Even with the surprise second layer and the extra dump loads, the team kept moving and kept the site clean throughout.
The full job, double tear-off, decking repair, underlayment, and a complete architectural shingle install, was finished in one day. The homeowner ended up with a roof that is properly built from the deck up, not just covered over like the last one.
