This commercial roofing project was a re-roof on an occupied low-slope building in Greenville, TX. There was an active tenant operating below us the entire time, so this was never just a roofing job. It was a roofing job that had to happen without shutting anyone down. We re-roofed the building with a standing seam metal system, which gives a low-slope commercial property a long service life and a clean, sealed surface that stands up well to ponding, wind, and the temperature swings this part of Texas sees through the year.
The hard part was not the metal. It was the business underneath it. The building stayed open and the tenant kept working, which meant we could not treat the roof like an empty job site. Noise, debris, and water intrusion all had to be controlled around people who were trying to run a business. A low-slope re-roof also leaves no room for sloppy detailing, because water has nowhere to run off fast. Penetrations, seams, and flashings all had to be watertight before we left each section. The whole job had to move forward in stages that never exposed the occupied space below to weather or interruption.
We staged the entire commercial roofing job around the tenant's business hours. We worked the roof in sections, keeping each area dried in before moving on, so the space below was always protected. The standing seam metal system went down with concealed fasteners and properly detailed seams and flashings for a fully sealed low-slope surface. Material staging, debris control, and the noisiest work were timed so they did not land in the middle of the tenant's operating day. Sequencing the job this carefully is what let a full re-roof happen over an open, working business without ever shutting it down.
Three days later the building in Greenville had a new standing seam metal roof, and the tenant below never lost a day of business. That was the win on this one: a durable commercial roof installed cleanly over an occupied space with no interruption to the people underneath it.
